It is our responsibility to carefully research the value of your property. To do that we use two computer systems to pull information about comparable properties in three categories; homes that have sold, homes for sale, and homes that did not sell.
We search "Metro Scan" for sales according to tax records.
We search the Mid-Florida Realtor Multiple Listing Service (MFRMLS) for sales, active listings, and expired listings.
Sold comparables provide us with your eventual sale price.
Active comparables provide us with information for positioning your property on the market.
Expired comparables provide us with a price ceiling.

FOR SALE SIGN
National statistics say 20% of buyers find their home from seeing a for sale sign. Florida Pines Realty has chosen a for sale sign that is six inches wider than industry standards. This allows for more visibility.
Along with each sign is an information tube that is filled with facts about your property, Florida Pines Realty, information on how to buy a house, and other Florida Pines listings. Our signs are cleaned and stocked weekly. With our many information tubes all over town, we are constantly being called by interested buyers who may purchase your home.
We also place two directional signs per listings to send prospects to the property and to our information tube.
Each sign has an agent rider and an information rider.

MID-FLORIDA REALTORS MULTIPLE LISTING SERVICE
Your property will be placed in the MFRMLS. This makes your listing available to realtors from Volusia County to Polk County. Photos and information will be loaded electronically and instantly.
National statistics say 90% of all home sales are a result of the office computer.

WORLD WIDE WEB
Your listing will be exposed to the internet, first and foremost through this web site. Websites and e-mail addresses are in place to market your property 24 hours a day.
